The traditional method of Legionella control is through routine temperature monitoring. ACoP L8 HSG274 and HPSC guidance on controlling legionella within water systems includes the requirement to routinely check the temperature of all hot and cold water services to ensure the cold water remains below 20°C and the hot water is sufficiently hot to meet the required regulations without creating a scald risk.
Trending a building’s temperature profile is important to understand where the risks are within each system and where issues persist, in order to implement a proactive water management plan and to ‘engineer’ the issue out of the system.
Regular flushing of low use outlets and water systems will displace waterborne Legionella and dislodge biofilm,which harbours Legionella from the insides of pipes and fittings.
Routine sampling for Legionella and other waterborne bacteria is one way to validate the efficacy of water management programme. Samples should be collected by trained operatives such as HBE Engineers, who ensure all samples are collected and transported in line with BS 7592 standards.
As with most controlled environments, it is essential to maintain records of all monitoring data and all actions taken within each building. Traditionally this was managed via a site logbook, however with the advent of technology, elogbooks have become the norm, allowing Estates Teams to centrally manage and control their compliance risks across multi-site portfolios.
